It is an attorney's obligation to provide his client with the advice that is in the best interest of the client.  In fact, attorneys are bound by law to do this.  That is why an individual who is undertaking the purchase of a home or business, which is often the single most expensive investment he or she will make during his or her lifetime, should retain an attorney to represent him or her.  Settlement agencies are available to handle real estate closings, but employees of those agencies are not able, or allowed by law, to provide legal expertise nor do they represent the individual buying or selling that real estate. These agencies have no obligation to give you advice in regard to your transaction; they simply perform the required paperwork of a closing, I am physically present at 99% of the real estate closings that my office handles in order to be sure my client is receiving the best possible service and advice.
